Deal Analyzer ZT is a Chrome extension with a free core workflow and optional Pro features. It extracts publicly available property listing data from Zillow and Redfin and calculates investment analysis metrics including cap rate, cash-on-cash return, cash flow, DSCR, and more.

Property extraction and calculations run in your browser. Product service requests may be used for license verification, Pro status, billing, settings connection, or features you explicitly request.

Pro features, prices, payment terms, renewals, cancellations, and refunds are governed by the pricing page and the checkout terms shown by the payment provider.

Pro access may unlock high-frequency screening features such as full formula breakdowns, sensitivity analysis, deal comparison, extended history, custom defaults, auto-open, and priority support.

Analysis results are estimates based on the data available on the property page and your input assumptions. The extension does not guarantee the accuracy of extracted data, calculated metrics, or investment outcomes.

Property data on Zillow and Redfin may be outdated, incomplete, or incorrect. Always verify listing details, tax amounts, HOA fees, and other data independently before making investment decisions.

You may use the extension for personal investment analysis on individual property listings.

You may not use the extension to bulk-scrape property data, build competing services, or violate the terms of service of Zillow, Redfin, or any other platform.

The extension relies on the page structure and data formats of Zillow and Redfin. Changes to these platforms may affect functionality without notice.

We strive to maintain compatibility but cannot guarantee uninterrupted operation if platforms change their page structure or data formats.

The extension code, design, and branding are the property of the developer. Zillow, Redfin, and their logos are trademarks of their respective owners and are not affiliated with this extension.

The extension is provided as-is and as-available, without warranties of any kind. To the maximum extent permitted by law, the developer shall not be liable for any damages arising from the use or inability to use the extension, including but not limited to investment losses, missed opportunities, or decisions based on inaccurate data.

We may update these terms from time to time. Changes will be reflected on this page with an updated date. Continued use of the extension after changes constitutes acceptance of the revised terms.
