What does Deal Analyzer do?+
Deal Analyzer is a Chrome extension that automatically extracts property data from Zillow and Redfin listing pages and runs rental investment analysis. It calculates cap rate, cash-on-cash return, monthly cash flow, DSCR, 1% rule, break-even occupancy, and more with adjustable assumptions and basic formula visibility.
Which platforms are supported?+
Deal Analyzer works on Zillow and Redfin. It detects property pages automatically and extracts listing data including price, beds, baths, sqft, year built, HOA, tax, and days on market.
Is it free?+
The core workflow is free: property data extraction, adjustable assumptions, key metrics, basic formula visibility, CSV export, and recent deal history. Pro is optional and unlocks high-frequency screening tools like full formula breakdowns, sensitivity analysis, deal comparison, extended history, custom defaults, and auto-open.
Do I need to create an account?+
No account is required for the free analysis workflow. If you upgrade to Pro, the product may use an anonymous user ID and product services to verify license or Pro status. Property analysis history is stored in your browser's local storage.
How does data extraction work?+
On Zillow, the extension first tries to parse structured JSON data embedded in the page (Next.js data or Apollo cache). If that fails, it falls back to DOM scraping. On Redfin, it uses DOM extraction. Both approaches run entirely in your browser.
What metrics does it calculate?+
Monthly mortgage payment (P&I), total monthly expenses, monthly and annual cash flow, cap rate (NOI / price), cash-on-cash return (annual CF / down payment), 1% rule (rent / price), break-even occupancy, and DSCR (NOI / annual debt service). Each metric is color-coded as good, marginal, or bad.
Can I adjust the assumptions?+
Yes. You can change down payment percentage, interest rate, loan term (15 or 30 years), estimated monthly rent, insurance, maintenance reserve, vacancy rate, and property management fee. Results update in real time as you adjust.
What is the sensitivity table?+
The Pro sensitivity tab shows a matrix of cash-on-cash returns across different rent levels (80%–120%) and interest rates (5%–8%). Each cell is color-coded so you can quickly see which scenarios are profitable.
How does deal comparison work?+
The free tier saves up to 5 recent analyzed properties. Pro extends history to 20 properties and unlocks the Compare tab, which shows up to 3 deals side by side with address, price, and analysis date.
Does it work on mobile?+
The extension is designed for Chrome on desktop. It relies on side panel and content script APIs that may not be available on mobile browsers.
Will it slow down Zillow or Redfin?+
No. The content script only reads data that is already on the page — it does not make additional network requests, inject visible UI elements, or modify the page layout. The analysis runs entirely in the side panel.

No. Deal Analyzer ZT is an independent browser extension. It is not affiliated with, endorsed by, or connected to Zillow Group, Redfin, or any real estate platform.
